Electrical and Fire Safety Compliance for Property Managers
A property manager may handle several buildings, multiple occupiers and different owners’ instructions. The first task is to identify which checks apply to each property and who controls the relevant equipment and common parts. City PAT can discuss portable appliance testing, EICRs, fire risk assessments, fire alarm testing, emergency lighting and extinguisher servicing as distinct parts of the work.

Build the scope property by property
Give each building its own address, use, occupancy, access contact and available records. Separate landlord-owned appliances from tenant-owned items; separate an individual dwelling’s fixed wiring from communal installations. In mixed-use or multi-occupancy premises, identify shared areas and agree who has responsibility for each fire safety measure. Those responsibilities can depend on law and the actual control and management arrangements.
Plan access and follow-up
Group locations where practical, but make sure a missed flat, locked plant room or unavailable tenant is recorded and rescheduled. Ask for findings to be tracked against the correct building and passed to the appropriate owner or responsible person. A completed inspection is a starting point for any recommended repair, further investigation or management action.
Rules differ across private rentals, social housing, commercial premises and nations of the UK. We can help scope the services City PAT offers, while the dutyholder should confirm the applicable legal obligations for each property and use competent advice where needed.
Can one certificate cover an entire mixed property portfolio?
Each service has its own scope and records; identify the relevant buildings, systems and equipment before booking.
